In the latest Meet the Lender feature, we catch up with Carl Graham, Corporate Relationship Director from Charles Street Finance to talk bridging trends, first-time borrowers and why speed and relationships matter more than ever.
What trends are you currently seeing in the bridging market?
The UK bridging market is widely reported to have passed £13bn in lending volume in the 12 months to 2025 and it continues to show real resilience. Brokers are leaning more on specialist lenders as mainstream mortgage availability tightens. Speed, service and clear communication are becoming key differentiators. We’re also seeing growing demand for development finance and auction-related bridging loans.
What advice would you give to first-time bridging borrowers?
For first-time borrowers, bridging finance can be a powerful way to secure opportunities in the UK property market. The key is understanding the process, preparing properly and choosing the right partner. Get those elements right and a first bridging loan can run smoothly and set the foundations for future growth.
How do you see the bridging market changing over the next few years?
The market will change significantly, not just in size but in how lending is delivered. We’ll see more regulation, greater use of technology and increased competition. Lenders that invest in digital processes, strengthen compliance and build deeper broker relationships will be best placed to succeed. For Charles Street Finance, this is an opportunity to lead on service, speed and specialist expertise.
What motivates you personally in your role?
I enjoy the pace of the sector. It’s fast-moving and outcome-driven. I get to use my experience to deliver real results quickly, while building strong and lasting relationships with key partners.
How has your relationship with Evolve Business Finance developed?
I’ve known Stef, Nilima and the wider Evolve Business Finance team for a number of years. They’re a trusted broker partner who add real value by matching clients with the right specialist solutions and supporting them throughout the process. Their understanding of client needs, combined with our product offering, makes for a smooth journey from first enquiry through to completion. A big thank you to the whole team: we’re looking forward to 2026 being a strong year together.
Can you share something people might not know about you?
I’ve always had a real passion for motorsport. I raced when I was younger and although I no longer compete, the love of racing has never left me.
